

Not resting on its laurels, The Richard-Brandon Company has new development projects in the
works at different stages of planning and realization. The new projects
we are actively involved in now are: Pine Manor, a development of 42 brownstone, urban-style luxury
residences on nearly 4 acres located in the High Pines neighborhood of
unincorporated Miami-Dade County, Florida; Plaza 62 a professional/medical office building in South
Miami on SW 62nd Avenue near South Miami Hospital; and Melbourne Place,
a mixed-use
development in the historic downtown area of Melbourne, Florida.
We anticipate that the $40 million Pine Manor project, which is sold out, will be completed during the summer of 2007. The 1950’s era four-plex
apartments that were on the site were demolished to make way for the
Dutch Caribbean Style Pine Manor Townhomes.
Like the nearby Plaza 57 which Richard-Brandon Company completed in
2005, Plaza 62 will be a Class A office building catering to medical
office use consistent with its location within one city block of two
hospitals. In order to accommodate the needs of medical offices, the
parking garage provides the space for each 200 sq. ft. of office space.
Plaza 62 will contain 80,000 sq. ft. of office space. In addition where
will be 7,000 sq. ft. of retail space opening to the street front arcade
and the 5,000 sq. ft. public plaza.
We have recently purchased a parcel
consisting of over 3 acres in downtown Melbourne Florida. The project is
currently in the design phase for a mixed-use development consisting of
approximately 170 condominiums in a 15 story tower, a 110 room boutique
hotel and approximately 30,000 square feet of retail on the ground floor
along New Haven Avenue, the city's main street.
